We value quality tenants and actively support them through their rental experiences, acting promptly in preparing, approving and registering all tenancy agreements.
To make rental payments as easy as possible, we offer direct debit, cheque, or DEFT payment systems. Importantly, we recognise that it’s often difficult for prospective tenants to make it to scheduled open homes and will endeavour to accommodate ‘by appointment’ inspections.

All persons over the age of 18 intending to reside in a property are required to make an application.
On submission of the application form, please note that one weeks rent holding fee is payable in cash.
Should you be accepted for the property the holding will be held as payment towards initial rent payable at your tenancy commencement.
Applicants who are not successful are entitled to a full refund on producing a receipt and identification.

For your convenience rental payments can be made at the office or by DEFT payment.
Commencing Tenancy
All lessees are required to attend the office to review and sign the tenancy agreement in the presence of a property manager.
All money payable at the commencement of a tenancy must be in the form of money order or bank cheque (please note that cash and personal cheques are not accepted for the payment).
It is the policy of BAZZO Real Estate to provide tenants with a property condition report at commencement of tenancy wherever possible.
Amended property condition reports are required to be returned to the office within 14 days, failure to do so will deem the original report as the true and correct condition of the property.
Maintenance
In accordance with the Residential Tenancies Act 1987 all maintenance should be reported within 72 hours.
All maintenance and repairs to a property must be authorised by the agent/owner and completed by a qualified contractor.

Vacating
When vacating your rental property, the following notice is required:
- Periodic Tenancy – 60 days notice in writing.
- During a fixed term tenancy – 21 days prior to the lease expiring. Should you wish to vacate your rental property prior to the expiry date of your lease, you are breaking your lease and there are some costs and obligations that you must be aware of. To find out about these, contact your property manager to arrange an appointment time.
You can give initial notification of vacate via email but a signed letter must be forwarded to our office.
When vacating the property the condition of the property must represent the condition that is outlined in the property condition report issued at the commencement of your tenancy, taking into account fair wear and tear.
If you would like a checklist that will assist you when vacating contact the office by email or phone and your Property Manager will send one to you.
Rent is payable until all keys are returned to the office and that all rent must be paid in full prior to the release of the bond.
Please note that all tenants are required to provide the office with details of their forwarding address.
- At least twenty one (21) days written notice of intending to vacate or extend the lease is required from the tenants prior to the lease expiry date.
- The tenants are aware that any rubbish left in / around the property at vacation, shall be removed at their expense.
- The tenants will be responsible for any repair / replacement caused by careless use or neglect.
- The tenants acknowledge that they will organise to have the carpets professionally dry cleaned at their expense, upon vacating the premises. They must be done by Graeme at Chemdry Brighter (0418 919 771), and a receipt supplied to BAZZO Real Estate with keys upon vacating the premises.
- The tenants must place a drip tray on the garage / carport floor to prevent grease or oil stains.
- Any other person intending to occupy the premises must complete an application form and be approved by the Agent.
- The tenants are aware that regular routine inspections will be carried out on the property by the Agent using the office keys were applicable.
- The tenants shall be deemed to be in possession of the premises until the Agent receives all the keys and remotes to the property, and therefore rent will be charged until this date.
- All miscellaneous charges other than rent must be paid within fourteen (14) days of demand.
- RENT MUST BE PAID ON OR BEFORE THE DUE DATE, AND MUST ALWAYS BE IN ADVANCE.
- The tenants acknowledge that they must notify the Agent of any change of occupation, work and home telephone numbers within ten (10 working days.
- Gardens and lawns (including the verges) are to be MAINTAINED by the tenants at all times – This includes mowing, edging, fertilising, weeding and watering. No vehicles are to be parked on the lawns at anytime, and any damage caused by a tenant doing so will be repaired at the tenant’s costs.
- Should the reticulation fail to operate, the tenants agree to hand water until it is repaired.
- All windows and sliding doors are to be cleaned inside and out, including the tracks, on a regular basis.
- All cobwebs are to be removed inside and outside of the property on a regular basis.
- All floor covering are to be washed with an appropriate cleaning substance.
- The tenants are aware and agree, that any damage to the walls in the property, caused by carelessness, malicious damage or neglect will be repaired, and the entire wall will be repainted at the tenant’s expense.
- Payment will only be accepted by eftpos, money order, cheque or direct transfer. No cash will be accepted.
- No smoking permitted inside the property, no cigarette butts to be left in or around the property.
- The tenants acknowledge that there are to be no pets on the premises unless previously agreed by the owner
- No pets are permitted inside the property; any damage caused by pets is to be rectified at the tenant’s expense.
- It is the tenant’s responsibility to erect a “Beware of the Dog” sign, should they own a dog. This must be erected at eye level & must be clearly visible to the public from the front of the property. This covers the tenants for liability purposes.
- Any sprinklers damaged by the tenants are the tenant’s responsibility to replace.
- The tenants acknowledge that the property is to be maintained in the condition that it is handed over at sign-up. If not, a breach will be issued and the tenants have fourteen (14) days to rectify the problem; if not, they will be sent a termination notice.
- The tenants acknowledge that if their lease is terminated due to non-payment of rent or failure to maintain the property, their information will be forwarded to the Tenancy Information Centre for access by all other Real Estate Agents in Australia.
- The tenants shall not drill or bore holes in any walls / door / opening, nor shall they affix any poster to any wall or opening, without prior consent in writing from the owner. Any damage caused doing so will be at the tenants expense.
- The tenants agree not to cut directly on the kitchen bench tops, but to use a cutting board.
- The tenants are aware that should the property need to be reinspected due to the property not being presented in an acceptable condition; they will be charged the cost of a routine inspection being $55.00.
- The tenants are aware that, during the period of notice given by the tenants to vacate, the Agent may show the premises to prospective tenants after giving reasonable notice, being 24 – 48 hours.
- Should tenants wish to vacate the premises prior to expiry of their lease, the tenants acknowledge that they will be responsible for all rent, up=keep & advertising costs, until the property is re-let.
- The tenants are aware that rent must be paid electronically – either DEFT or internet transfer from their bank account.
- Should a DEFT payment dishonour the tenant will be charged the dishonour fee.
- All mail not addressed to the current tenants must be handled to the Agents.
- The tenants are aware that his/her personal effects/furniture is to be insured at his/her own expense and is not covered by the owners insurance.
- Be aware of indoor plants on carpeted and all floors covering as they do stain.
- Should the tenancy exceed
- months it is recommended that any verticals in the property are cleaned every 18 months.
- It is company policy that no cash is kept on the premises, therefore please bring in monies in the form of a bank cheque or money order, eftpos or direct debit as we are unable accept cash.
- Please be advised that it is company policy to serve termination notices for non payment of rent.
- I understand that having viewed the property I accept the property as is, subject to any special conditions as outlined on my application form as agreed to by the owner/agent.
- The tenants are to ensure that the pool is kept clean and chemically balanced during this tenancy. A chemically balanced report is to be provided by a pool company on vacating the property, receipt is to be provided to BAZZO Real Estate upon vacating.
- Please be aware that if a tenant locks keys inside the house outside of business hours, it is their responsibility to call a locksmith at their own expense.
- THERE ARE TO BE NO ALTERATIONS MADE TO THE PROPERTY WITHOUT THE OWNERS PERMISSION.
