- Also ensure that the offer is conditional that all electrical, gas and plumbing are in good working order.
- We recommend that a building inspection be performed so that you are aware of any major defects, so you are unaware of any maintenance that may be needed in the future. This is carried out at the expense of the buyer.
- Once negotiations have been finalised, you will be required to sign off the sale contract and pay a deposit. Your deposit will be held in trust in a non interest bearing account until settlement.
- It is best that you appoint a settlement agent or conveyancer to process your purchase from this point.
- Seven days after finance approval, organise your white ant inspection, so that you are aware of any pest concerns eg: white ant, termites etc.
- If you are bidding at an auction, we recommend you read the Office of Fair Trading's "Bidder's Guide" before you attend the auction. You can find a copy of the Bidder's Guide at www.fairtrading.wa.gov.au.
- Seven days prior to settlement, your Consultant will organise a pre-settlement inspection. This is to ensure that the property is in the same condition as when you last inspected it and also to ensure that all the electrical, gas, and plumbing fixtures and fittings are in working order - as per the contract you signed.
- On settlement day, the property is transferred. If the property is a main residence, the previous owners have until midday the following day of settlement to vacate the property. If the property is vacant keys are handed over shortly after settlement once confirmation is received in writing from the settlement company that settlement has occurred.
